Asset register
Every asset with its location, hierarchy, specifications, documents, criticality and history.
AISectorIndustry and energy
O AI, a Saudi software company in Al Khobar, builds systems for factories, energy and industrial service companies: maintenance management (CMMS), inspections, HSE, document control and production records, in Arabic and English, on the web and on phones and tablets in the field, around the way your plant and your crews already work.

A computerised maintenance management system (CMMS) keeps every asset, its maintenance plan, work orders, spare parts and history in one place, so preventive maintenance happens on time and breakdowns are traced to their cause. Inspection and HSE systems do the same for checks, findings, incidents and permits to work.
In many plants these records still live in paper forms, spreadsheets and email. Bringing them into one plant and asset management system means a technician in the field, a supervisor and management all see the same asset, the same finding and the same open action.
| System | What it answers | Who uses it |
|---|---|---|
| CMMS (maintenance management) | Which asset needs what work, and when | Maintenance planners and technicians |
| Inspection system | What was checked, what was found and who closes it | Inspectors and supervisors |
| HSE system | Which incidents, observations and permits are open | HSE officers, supervisors and crews |
| Document control | Which revision of a procedure or drawing is current | Engineering and quality |
Each project picks the pieces it needs. These are the ones we build most often:
Every asset with its location, hierarchy, specifications, documents, criticality and history.
Plans by date, running hours or meter readings, work orders to crews, and the history of each job.
Parts by asset, stock levels, reorder points and the parts used on each work order.
Checklists on phones and tablets, photos, readings and findings, working where the signal is weak.
Incident reports, investigations, safety observations, permits to work and the actions that close them.
Who is trained and certified for what, with alerts before a certificate expires.
Procedures, drawings and forms with revisions, approvals and transmittals, searchable in Arabic and English.
Shift reports, batches, quality checks and downtime, with the reasons recorded.
Maintenance backlog, overdue inspections, open HSE actions and downtime on one screen.
An industrial company keeps many official records beside its own. The system holds them with their dates; it does not replace the platforms that issue them. Any direct technical link is confirmed with the operator for your case.
Industrial licences are requested through the Ministry's Sanaei platform, in stages from establishment to production. The system can keep each licence, its stage and its expiry date, with an alert before renewal.
Official site: industry.saInvoices for products and services follow the Zakat, Tax and Customs Authority's e-invoicing rules; we plan them from the start.
Official site: zatca.gov.saLinks with your ERP, plant historians, meters or sensors are planned in the scope phase, within what each system allows. Facts from industry.sa and mim.gov.sa, as of October 2026.
Plants, yards and sites often have weak coverage. The field apps are designed for that:
Inspections and work orders can be completed without a signal and sent when the device reconnects.
Each finding carries its photos, readings and location, so the office sees what the inspector saw.
A QR code or barcode on an asset opens its history and open work at once.
Before you subscribe or build, check these points against how your plant runs:
Does it follow your plant's hierarchy and tag numbers, not a generic one?
Can your inspection and permit forms be built as they are, then improved?
Can crews use it on phones or tablets, offline, in Arabic or English?
Does every finding and incident have an owner, a due date and a record of closure?
Can it exchange data with your ERP, stores and meters?
Can you export assets, history and records whenever you want?
Ready-made CMMS and HSE products are mature and suit many plants, and we say so when they fit. A custom system pays off when your forms, assets or reporting do not fit their shape, or when you need one system across maintenance, inspection and HSE.
| Ready-made product | Custom system for your company | |
|---|---|---|
| Fits when | Standard maintenance and HSE processes | Your own forms, mixed sites or one system across several functions |
| Arabic | Often limited | Arabic-first field apps, with English alongside |
| Integrations | What the vendor supports | Your ERP, stores, meters and document archive |
| Reports | Standard reports | The backlog, compliance and downtime views your management uses |
| Code and data | Stay with the vendor | Ownership agreed in the contract |
We build in phases, often starting with the site that struggles most, and the people in the field test every phase on real assets and real inspections.
We meet maintenance, operations, HSE and quality, and map how work orders, inspections and incidents run today.
We collect your forms, asset lists and procedures, and draw how each record moves to its closure.
Often the asset register and work orders, or one inspection type, on one site.
HSE, document control, stores and dashboards follow, each tested in the field.
We move your data, train each team and support the system under a plan agreed with you.
The cost depends on the scope: the modules, sites, users, field apps and integrations. We quote it in writing after a free consultation.
Rushd by O AI is law-firm software our in-house team built and runs: one account on the web, iPhone and Android, in Arabic and English.
It already handles what most sector systems need: role-based permissions, an audit log of who did what (on the Premium plan), documents, tasks and notifications, and AI drafting in Arabic and English.
Industrial systems rest on the same parts: records with permissions and an audit trail, tasks with due dates and reminders, documents with versions, and apps used away from a desk.
O AI has not yet delivered an industrial or energy project, and Rushd is a law-firm system. We take projects from factories, energy and industrial service companies across the Kingdom.
A computerised maintenance management system (CMMS) is software that keeps assets, maintenance plans, work orders, spare parts and history in one place, so preventive maintenance runs on schedule and every repair is recorded.
Yes. Plans can run by date, running hours or meter readings, and the system raises the work orders and tracks them to completion.
Yes. Field apps can be built so checklists, photos and readings are saved on the device and sent when it reconnects.
Yes. Incidents, observations, investigations, permits to work and their actions can sit in the same system as maintenance and inspections.
Yes. Scanned forms and documents can be read with Arabic OCR and brought into the asset and document records, so history is searchable.
Usually, yes. Links with your ERP for assets, stores and purchasing are planned in the scope phase, within what your ERP allows.
Yes. A service company can run its crews' jobs, inspections, certificates and reports to each client from one system, with each client's sites and assets kept apart.
Yes. An Arabic and English assistant can answer staff questions from your own approved procedures and manuals, and show the document it answered from.
We can host the system inside the Kingdom when the project needs it, on Saudi-based cloud infrastructure, or on your own servers. The choice is made in the scope phase.
It depends on the scope: modules, sites, users, field apps and integrations. We send a written quote after a free consultation.
No. We are a software company and do not carry out maintenance, inspection or safety work on site. We build the systems your teams or contractors use to manage, record and follow up that work.
Not yet. We take projects from factories, energy and industrial service companies across the Kingdom. Our proof is Rushd, a live system we built and run.
Ownership of the source code and of the hosting accounts is agreed in the contract before the build starts. We put it in writing so both sides know what is handed over at the end. Your data is yours.
